KRERA Khata Deadline Builder: Authority Issues 30-Day Ultimatum in Bengaluru

In a strong move to enforce homebuyer rights, the Karnataka Real Estate Regulatory Authority (KRERA) has imposed a strict KRERA khata deadline builder mandate, directing a Bengaluru-based developer to issue a delayed property document within 30 days. This KRERA khata deadline builder order comes after the builder failed to honour a committed timeline, violating provisions of the Real Estate (Regulation and Development) Act.

KRERA emphasised that a property transaction is only complete after the execution of the registered conveyance deed, issuance of the occupancy certificate, and the transfer of khata to the buyer’s name. The authority acted on a complaint from an aggrieved homebuyer who stated that the delay in receiving the khata caused significant financial hardship, impacting his ability to manage monthly loan repayments and other commitments.

Reiterating that developers are legally bound to deliver all statutory documents on time, KRERA held the builder fully responsible for the lapse. The ruling underscores that homebuyers are entitled to robust legal protection against such delays under RERA, reinforcing the regulator’s role in ensuring accountability and timely compliance in the real estate sector.
